Planning & Zoning

The Planning Department provides technical assistance to the Smyrna Municipal Planning Commission, the Board of Zoning Appeals, and the Town Council to ensure that all new residential, commercial, and industrial developments meet the guidelines set forth in the Zoning Ordinance, Subdivision Regulations and Design Review to safeguard neighborhoods, the community, and the investments of citizens. The department also provide mapping assistance and coordinates the long-range planning activities of the Town of Smyrna.

Pursuant to TCA §8-44-112 and the Town's written policy, public comment may be made during certain periods at applicable meetings. To apply to speak under Citizens' Comments for any board and committee meetings, please click here to fill out an application. Applications must be completed no later than 4:30 P.M. on the business day prior to the scheduled meeting you wish to speak at and request to be placed under the public comment section for that particular meeting. You must provide your name, address and telephone number and the purpose of the public comment.

Annexation Request Fee Increase: 

Beginning July 1, 2025, a new fee structure will be in place for annexation requests:

  • Annexation and standard zoning request: $1,000
  • Annexation and planned development request: $1,300

All other fees will remain unchanged.
